In order to keep the bigger fool theory alive and well, there has to be an ever-increasing stream of buyers willing to bid up the prices.
If they are now reaching their limit, or aren't prepared to keep punting on rising prices, this signals to me that we have passed the peak on housing prices.
They will only go down from here with rising rates next year bringing on increased mortgage defaults.
