    Every state is over inflated, due to high immigration & low supply. That increases rents, which in turn will drive rental yields, which means property will only go higher.

    If property prices are moving higher under a high interest rate environment now, image what will happen when they start cutting rates & people can afford to borrow more cheap money. Property will move much higher.

    I think there are one to two more interest rate rises to come & then four or five cuts in 2025/2026. They won't go back to zero, but rates will trend even higher over the next 15 to 20 years, like the 70's & 80's. Lots of inflation is coming, global governments need to inflate their debt away.
