    I paid my last property manager 5% plus GST.

    But all I used them for was basic management, anytime something went wrong they called me and I sorted it out.

    5% to handle finding tenants, lease d0cs, payments, outgoings and EOFY statement was worth it for me.

    In any busy area, shop around and negotiate. Big agencies have good procedures already in place and existing book of properties so they can be more competitive on price. It's just one more property for the manager.
