flipping ppor in a rising market?

So you sell. Pay RE Agent's and Solicitor's fees (tens of thousands).

Then you pay a removalist to transport your belongings.

Then you pay rent.

Meanwhile, prices move ever higher.

Is it just me or is the above not a seriously dumb strategy?
