While the two paths are clearly seperate, I don't think they are mutually exclusive in terms of delivering BE/CFP.
40% run rate continues irrespective of whether they land a single big deal or not. Put another way, achieving 40% run rate isn't dependent on landing a major deal in the mix.
If it was, I think Dave would have stated this.
Most likely scenario will be a mix - 40% q on q sales growth plus one or more major deals which will bring forward achievement of the milestone.
If they landed a big deal next month, they are BE/CFP early. Q on Q sales growth continues apace notwithstanding the deal.
