Good post MLC and to your list I believe you can add:
(1) Worldwide investors getting sick and bored with just holding cash...not to mention the patchetic returns cash is presently generating (2) Australian investors now becoming a bit braver and wanting to resume investing but they will do what they always do when emerging..invest in property first because they have (rightly or wrongly) been brought up with the "property always goes up eventually" thought process! (3) Yet more money flowing into superannuation that needs to find a home and superannuants wanting to chase higher returns that are "as safe as houses". Besides they are sicking of eating their knuckles because of the miserly returns from depositing the money with the Banks!"
...and fourthly....who in the long run can resist paying 18 cents to buy close to 50 cents of genuine value?
