I was doing some light reading on liability of landlords of residential properties for injury (as a part of an assignment I am working on), and I have a few questions for the landlords/investors in HC:
How many landlords/investors are aware that they are liable for reasonably foreseeing safety risks related to their property?
How often do you inspect your property for safety risks?
Do you rely on the property manager to tell you where there are safety issues, or perhaps a building inspection professional? Or do you do this yourself?
Do you have a checklist or a system to ensure that you are satisfying your duty of care to your tenants?
Do you rely on insurance to mitigate consequence of any accidents?
Has anyone had experience with negligence claims as a landlord? (or as a tenant??)
All sensible responses greatly appreciated!
