    Yup , sums it up well - you do your research, some more, buy and then its a boring investment for 10 years or so.
    I still prefer to invest in my backyard if I can - but when I do go interstate it does up the ante somewhat because each city has a lot of traps for the uninitiated - guess why this forum is so useful.
