I hope I am wrong but my feeling is that the current environment is not conducive to new speculative development. The needed finance will be hard to find while everyone waits to see where this virus outbreak is going. So while I would love to top up I think it might be premature. Hard to see the price going much lower but it is also hard to see new money coming in in volume for a while. On the bright side, when the market turns it is like to snap back so hold on for the ride.
