I have spent a considerable amount of time there lately - in the streets of the burbs.
I notice a lot of renovating and rebuilding going on.
Properties upgrading....lead to higher rents....lead to change in demographic.
Ín my opinion you can now see the change happening.
Still may take 5 years to transform - but it is on the way
