Parts of Frankston I had seen listed as recently on a real estate research summary (sorry cant remember which provider) as being the only place to be 'positive' cash flow in Melbourne. They were talking about the pines specifically, based on a very small number of sales.
I don't know anything about this part of town or the assumptions used in the report.
