    I did take the dividends into account... and so does the gross return. It's the employee salaries, and other expenses and the administration expenses and the listing expenses and the brokerage expenses that kill the returns to the investor.

    Gross Return is just a function of: Cash proceeds from sales - Cash purchases. Subtract the above expenses and you have net return. Dividends make up the net return.
