    That's what people charge this days in Sydney. It used to be 90k probably 6 - 7 year ago when scheme was started in NSW, but over last six years it has gone out of the reach or make any economical sense to the home owners.

    This is not enough, council charges 45k as a development fees in my suburb for 2 bed & 25k for 1 Bed which is 35 year old suburb and still they charge such a rip-off fees on top of all the building cost so my total estimate was 135k +45k = 180k if I go with cheapest builder and the pricy one would go around 200k (155k+45k).

    I then enquire with one of the pre-fabricated one, as I thought that would at-least save me 30k to 50k compared to Brick home and he said he will supply me all fitted pre-fabricated designer 2 bedder in 180k biggrin.png but I need to arrange for another builder to prepare ground, footing, get the services connected ! I also spoke to someone on phone who supply prefabricated but it is classified as trailer home as they are not class 1 homes, and he can provide one for 110k with me arranging some footing & services connection.

    Basically, council want 2 year worth of my granny flat rent as development fees and builder want 8 year rental upfront so I need to wait for 10 years before I can pay off all debt.

    Hence, I stopped the plan of doing it. Obviously, there are people who still doing it as they probably not impacted or looking at economics of doing it.
