Im not sure about the area you are looking at, i just dont know enough about Hobart to comment.
however for strong yield and perhaps long term growth I am warming to an area in Sydney called Ultimo.
Ultimo distance to city 2kms median unit price $235,000 median rent $470 wk Gross 10.4%
I actually lived in the are for a period a few years back and can understadn why it has the strong rent rates.
Close to city, shops, uni, transport, pubs, darling harbour, westboaund down Parramatta, sports and stadiums, close to newtown, close to casino, fish markets and so on.
Hmmm....units usually not my thing but might check the area out again....thats a very good rent return.
I do remember the vacancy rate was quite high though, not sure if thats changed....maybe it has.
