I think the NPV is net of depreciation but excludes repayment of borrowings (which is around USD10m greater than the book value of the P&E). I am not sure if it also excludes interest payments on borrowings. I am not sure what factor was applied to depreciate plant and equipment, ie was the P&E fully depreciated over the remaining life of the current ore body or has a significant part of the cost of the P&E been carried over into a period beyond the life of the available ore, in which case perhaps the NPV could actually turn out to be a lot less than the estimate.
I have not checked these details out as I only have a passing interest in PGI these days. Te regain my interest they would need to kick some important goals, including finding a life for the plant beyond the current ore supply.
