just buy both, same business model, you shouldn't compare financials ,gem is enjoying rolling profits, over many years of buy outs, were affinity has just started ,
my opinion is to have both , spread your risk around, affinity like g8 will be buying childcare centres out, there's plenty out there.
just buy and hold ,
