another thing worth mentioning, the GFC was caused by loose lending which resulted in rocketing shelter prices. The markets then collapsed because of the mass defaults.

the pandemic stimulus also caused skyrocketing shelter prices. With the rate hikes, its also pushing people to default on the home loans.

the causes are different but the effects are the same.
