not telling u what to do (not my thing to tell others what to do) but understand they cannot just make up a number, and must act in your "best" interests.
i see ur problem (me sell or them sell) as to how much information they would provide to u if they did sell ur parcel for verification/validation purposes. easy to get an answer now from the talker on the phone but i expect u will not really know if that answer is true until it all happens...... good luck.
