That's not how serviceability works, otherwise every start up would get a loan on future projections. They are interested in the cashflow from current run rate i.e. 240kt pa
Security - Inventory is a liquid asset. A constructed drying pad is also an asset, but what would a lender do with such security if it needs to recover debt. That's why they are going for liquid assets as security i.e. machinery and inventory
