Thats very valid reason mate, cant argue with that,
whilst it is close to a town, that doesn't instantly make it beneficial whilst it does help it is not a deal maker,
hopefully this MRE is released soon and we can all better gauge what Mavis and tots are in the making unfortunately the Lower the spod price the more viable tons we need to bring in value,
