market is in a massive yield bubble, so the hype should hold.
if at mid point, stag should be around 10% to 15%
there is some upside from capital returns and the dividend payout ratio for that yield is only 55%. their maximum payout is 70% so further upside on yield is likely.
plus fully franks, so it could be over 10% yield on midpoint price.
