Trouble is with QCAT, it can take a property owner up to 3 Months to get a tenant into the Courts, & by that time the tenant is now 3 to 4 months into NOT PAYING RENT, & has completely destroyed the property.
My last bad encounter with a tenant, gave me no option but to hand over $500 to recover keys. YES the old style CASH FOR KEYS often works & allows landlord to take back the property without having to wait 3 months to have them thrown out by QCAT.
The CASH FOR KEYS approach saved my property back in 2019 & I now lucky to have a good tenant who always pays his rent on time every Friday, & yes he is a good honest hard working Muslim man.
