    I live and work in Gladstone and its always been a bit up and down - tends to rise sharply on announcement of new work and then falls away slowly.

    But the spend here is unprecendented - $20b+ over 5 years in twice as much work as there has been over the past 20 years, so we are expecting a decent rise.

    Already we have had motels approached to rent out all of their rooms on a 12 month fixed price basis. At present rental vacancies are less than 1% - and no work has even started yet!

    I've recently bought a commercial property here to profit from the lack of decent office space.

    I think the forecasts are for up to 5000 workers at peak construction - for each project (and there are four potential projects on the go).
