Perhaps they wont do it now but 6 months ago was different. I took some legal advice on all that and got a lot of good information about the whole thing, cost me a couple of hundred dollars for the advice.
How do you think people get 6 properties when they have a workers salary??
The banks will gladly do fairly risky loans or they would have a while ago.
I personally know people that have about 5 properties in the house of cards system and all funded by a bank with a small deposit.

Well good luck with your faith in the banks, some of the BIG FOUR are currently down around 25% and heading lower for the foreseeable future. CBA now at 72.47 down another $3.12 for the day.
Don't forget SMSF accounts and trading accounts are bank accounts as well.
