I agree with u about the sight of a lot of concrete on the foreshore development but they are necessary if there are future rising sea levels. The beachfront is protected unlike elsewhere like Nobbys beach,etc. The lack of shade shouldn't be a problem as the little trees will grow, cavill mall upgrade will have shade and Soul area has plenty of shade.

Aren't discussions on future gentrification of the area about to take place?

With all the infrastructure spending it has to be a property hotspot soon IMO.
