Im back again! Ok Anton markets are unconventional and inverse. In 2011 when gold was nearing its peak, GDX a gold etf became one of the biggest traded etf's with MASSIVE INFLOWS. That was a terrible time to buy. Inversely if there are now outflows, thats great. It means we are in some sought of a bottoming process. It doesn't indicate the exact bottom, but it does give a great indication that it is a good time to buy.
What your seeing in Australian property at the moment is the same situation as gold in 2011. Good news, leading to more residences , being built, and big foreign buyers coming in. In other words, a big inflow which is when markets top out.
