"What drove prices to increase 5x from 2002-2012?"
That's easy. Money printing again. That money ends up inflating investments of all types (although gold and crypto seem to be getting most of the love right now).
Looking at it the other way round we see the value of money declining due to oversupply. The economies of the world have found a way to soak up the excess cash in housing and investments (which thus inflate), while not driving up the prices of other goods and services (and wages) nearly as much. And of course gold and stock prices don't contribute to CPI, so this is all great if you are a home owner with investments. Not so much if you are a graduate with a student loan to pay back.
