Its not the cost or price you pay that has any material bearing on an investment it’s the price relative to its value. Price is what you pay, value is what you get. Your track record of getting everything precisely wrong would suggest it MAY cost $3m but its value might in fact be sub $1m - that means you’re going broke Einstein … fast! GLTAH
