You've got that wrong. Commercial/Industrial tenants pay all the outgoings, landlords pay nothing and there's no management fees either, they're easy to manage.

I did a calculation a few weeks ago on 2 properties I own and compared them with buying a similar amount of gold.

Industrial property (purchased 1986) $1.4m ahead.
House build 1989 $877k ahead.

The notion that property makes nothing is just absurd.
