There is a belief that someone will want to pay more in the future for a productive asset - because it produces cashflows and therefore the assets that produce those cashflows grow in value. That includes property.
Future cashflows are the bedrock of investing. Gold rises on a belief that someone will pay more in the future not based on cashflows but just because they will, which is speculative in nature (acknowledging there is a minor cashflow component to gold found within its small industrial use).
