i live in my own house in Sydney now,
no loans.
Back in the 1990 early 90's,
i had 5 houses. Interest rates went up to 22 percent. State bank Victoria went bankrupt. Pyramid building socierty went bust as well. Westpac got very close as well.
One tenent refuse to pay rent, refuse to leave, went to tribunal etc...
Lost 4 houses.
that was my lesson.
