EveryurbanhousingmarketinNewZealandisregardedas“severely”unaffordable,amajorreporthasfound,despiteeffortsbythegovernmenttoaddressskyrocketingpropertyprices.

TheDemographiainternationalhousingaffordabilitysurveystudiedmorethan300urbanhousingmarketsineightcountriesandfoundhousinginNewZealandwasnowmorethanseventimesthemedianincome,makingitoutofreachformost.

Thecountry’shousingcrisis–whichhasseenthehomelesspopulationgrow,andthewaitinglistforastatehousereachrecordhighs–hasspreadtotheprovinces,theActparty’sleader,DavidSeymour,said.

“Theeffectofthisisthatevenwell-paid,professionalKiwisareunabletobuyhomesinthecitieswheretheywork,”hesaid.“Thisisaseriousthreattoproductivity,themaindriverofourlivingstandards.

“Itcoststoomuchandtakestoolongtobuildahouse.NewZealandisoneoftheleastdenselypopulatedcountriesintheworld,butgovernmenthasdrivenlandpricesupwiththeresultthathousinghasbecomeseverelyunaffordable.”

Seymoursaidcouncilsaroundthecountryneededtourgentlyfreeuplandtobuildmorehousesasthelackofaffordablehousingis“aseriousthreattothemiddle-class”.

Demographiaclassedunaffordablehousingasanythingmorethanthreetimesthemedianincome.
Theprimeminister,JacindaArdern,wasvotedintoofficein2017withavowto“fix”thehousingcrisis,butthegovernment’sflagshipaffordablehousingscheme,Kiwibuild,drewtheireofvotersafteritbuiltonly47homesinsixmonths.
ThehousingministerwhooversawtheKiwibuildfiascowassackedandthenewminister,MeganWoods,admittedtheschemehadbeen“overlyambitious”.Thetargetofbuilding100,000affordablehomesin10yearshasbeenscrapped.

CommunityhousingproviderssaidthatalthoughthegovernmentwastryinghardtheywerenotyetseeingrealchangesandworkingKiwiswereincreasinglyfallingintoprecarioushousingorhomelessness.
ThecoastalcityofTauranga,whichhasseenahugeinfluxofAucklandersinrecentyears,hasNewZealand’shottestmarket,withhousingcosting9.3timesthelocalmedianwage.
TaurangawasfollowedbyAucklandat8.6,thenNapier-Hastings,Hamilton,Dunedin,Wellington,PalmerstonNorthandChristchurch.
Theportcitywasalsothesixthmostunaffordablecityintheglobalsurvey,whichlookedaturbanhousingmarketsinAustralia,Canada,HongKong,Ireland,Singapore,theUnitedStatesandtheUK.

Aco-authorofthestudy,HughPavletich,saidhousingunaffordabilitywasnolongeracrisis.Itwas“adisaster”.

“Thissurveyisahugewake-upcallbasicallyforallinvolvedatcentralandlocalgovernment,”Pavletichsaid.

“It’samassivesocialproblem.”
