Thanks for your update Nige456. I agree that the market may be pricing in rent defaults that probably won't happen. But I think that there's a high possibility of the government closing the pubs as they have done in Ireland. I would wait to see if this happens before buying HPI.
Gearing could also be an issue if the pub values fall due to a credit squeeze
