I've been keeping an eye on a house in Glen Waverley (Vic). It needs some work but is a good stable house. It was listed a few months back for 520k and has just sat there with no intrest. Last week it sold to a (I think Indian) family for 510k, with one condition - They still liked it after they had been through it. I was thinkig it would go for around 450k.
