    To imply lots of investors are hoarding properties is plain stupid IMHO. The vast majority of investors whether they own 1 or 100 rental properties is supplying them to meet rental demand - if they didn't exist then the vast majority of those renting would have no where to stay as they either don't want to buy or can't for what-ever reason. The only real imputation where hoarding would apply is if an investor owned allot of livable properties in an area of high demand but was just leaving them empty - but the reality is I think that is largely a fallacy promoted by bears. While the census identifies a certain number of empty houses but how many of those are either in areas where people don't want to live anymore or are in holiday areas or are currently not livable or are potentially temporarily vacant in the sale transition period - I would say the vast majority fit into one of these areas.
