When analysing a centre, licensed places, occupancy levels, staff salaries, ratio's actual and required, qualifications of staff and potential for expansion are the main focus areas for purchasers. I normally equate everything back to licensed places, expenses per licensed place and income per licensed place.
Which brings me to the goodwill reported by G8 in 2014 for $809m, goodwill increased by almost the total purchase cost of the centre acquisitions for that year. G8's goodwill value per licensed place is $24,683 compared to Affinity's of $17,950 per licensed place.
Would be interested in constructive comments from others with knowledge of goodwill valuations.
