I think an empty block of land its worth exactly whatever someone is willing to pay for it - less the costs of holding it until a suitable buyer presents.
My conservative valuations are based on earnings - I dont know how to value property nor whom to trust for its valuation - to date the valuations given by bankers, valuers, and the LPTs themselves appear to have been exaggerated significantly.
How do you value property?
