    Thanks MM, that was an extremely helpful response. It seems quite rare on here to find people who really know what they are talking about so this forum is lucky to have you posting here. I bought into this last yeas based on a recommendation from intelligent investor. Like most people here I'm currently under water but I'd be very happy with even the weakest of your outlooks
