Your right the overall east Texas irr is above 60 %. I was talking about the southern Leon county, the Halliday feild is at 150 % return. Akks birth project looks like having the same returns, as the wells look they are in the sweet spot and can produce over 1,000 bod initial with good gas kick. In the overall irr for halcon they have lots if wells that flowed 500 or less. This is why the irr is 60%. I believe Akks acerage is in the sweet spot like the Halliday feild is.

interesting thing to note is the oil is 40 Api, and gets a premium to the oil price. Economics is really good, and the east Texas development on its own is company making and could easily account for a much higher price, let alone throwing in Colorado.
