Can't speak for the rest of Vic but it's a well known fact on the Mornington peninsula that the best prices have always been gained after xmas and before easter, call it what you like, the agents refer to that time of year as prime selling time. However, winter brings around better buying options. Sounds like a cycle to me, but Im no property expert.
