If anyone gets up on a ladder and has a good hard look at your gutter detail and see the back of your gutter is lower than the front, it's like that for a reason, when you get rain it stops water over shooting the gutter due to the pitch of your roof, problem is in heavy rain when your gutter overflows it can flow over the back of the gutter and enter the eave, now that’s where cavities come into there own and protects against water ingress.
What do you think is going to happen on an FBR built wall with single leaf masonry. That's just one way water can enter the building, there are heaps of ways. Surface sealing will not stop water ingress.
