Late 2004, 2005, and 2006 fell away. All the programmes on how to win at auctions stopped and stories were on how to re-finance mortages for those struggling. Still get those programmes about the housewife who was broke two years ago and now has a dozen houses.Good luck to them. I like to sleep at night. Last three months there has definately been an uptick in residential. I live on the Gold Coast so is a bit of a fantasy land but overall investment seems to be returning to the Capital cities except Perth and Darwin which were overheated due to mining boom.Gold Coast has just recently overflowed into NSW with massive developments and new roads but still cheap in some places especially last year. With our new super rules a lot of investors have been selling property and putting it into super before the end of the financial year 06/07 with some sort of capital gains benefit and it must be done this year as next year i think they are only allowed $150,000 a year.And all this Super is Tax free when you collect it at 60 including the profits.To cut a long story short, i think after 30 june 07 money will be finding its way back into property.Beach property is in a zone of its own unaffected by the economy or so it seems. bought my place more for retirement and its not far from where i live, little town called Pottsville which has not been ruined by overdevelopment.
