Ryan I think there is still time to get in even at this price. Dex I agree with you the potential is huge for EPG's portfolio in France, I think we all agree about that. As always the debt is the big issue. If management finds a way to restructure it without being too dilutive, we re going much much higher. We ll have to look for clues in the next few weeks/months. For example a new big investor showing up on the register or Maoming buying more shares or a seasoned guy coming on board would be quite positive (just my humble opinion).
