It's pointless to think you can achieve security through obscurity, especially for such a large facility. A facility that big will have a lot of relationships/people involved. NextDC also advertise where their facilities are. Not to mention the DA's sprout up all over the internet.
I think you'll find when it comes to the $47M quoted the major difference is just what upfront costs they are quoting. Airtrunk Paid $31M for the site. Then there is the question of what level of fitout costs if any they are accounting for.
NextDC have only quoted costs to the first 2MW. NextDC will probably spend >$100M more getting it too full fitout.
In another article it was stated that Airtrunk expects to invest $1.3B in Australia over the next 3-4 years. So they aren't oblivious to the cost.
There is already a lot of large Data Centres close by to them, Digital Realty/HP.
Probably the most Electically dense part of the state when it comes to power infrastructure.
They should see definite cost benefits with their large scale assuming they can get good utilisation.
