    lescat...nobody can comment on a 'land release' as a cushion with any certainty simply 'cose that is at politicians hands and they are sooooo dependent on 'property miracle' (almost as much as RE Agents ) that any messing with property market in that direction is almost a herecy !

    think about it...for no reason whatsoever your constituents start thinking that they are becoming more and more rich...

    ...that makes them feel better and you think you can harness that feeling because, after all, all this "progress" is happening under your 'leadership'!

    (its as if YOU told the world to double its money supplies and they sent it directly to you, sitting in some Godforsaken suburbia !!)

    most of your constituents cant even spell the word 'policy' so when you start using it in your speeches (our policy this, our policies that...it is due to them...) it almost sounds believable...to the morons amongst them anyway (and those are in majority so what do you care if intelligent few are laughing at you ?)...

    on top of everything...you purchased couple of investment props yourself...you need another 2 to 2.5 years to get out of the hole...

    local pollies are doing great as well (they are 'hooked' on property earnings)...they all built themselves brand new office buildings with excess money (smaller the council...bigger the building...check leichardt and burwood, strathfield, even canada bay...famous sydney's inner west...)

    so...as much as ratio of 'happy morons to unhappy young ones' is starting to tip towards 'you doing something to help this rediculous property disaster that can not be sustained' it might be good to wait for somebody else to 'cop a possible backlash'....

    ...unless "it works", that is....in that case we'll all be on that wagon as founding members...

    land releases would help ! ! !

    there is plenty of empty land that could get diverted into residential land (in the middle of SYDNEY...let alone others) !

    ...somehow the crappy bits get released first...they happened to have been bought cheaply by the people that donate humungously to 'your' party but that is just coincidence...eastern creeks, badgerys creeks, bla bla bla...who knows how many others already in the pipeline for 'rezoning'...

    (i wonder if i wanted to rezone my block...???? its big enough but laws say that it should stay that big)

    or...even worse...they are bought up by 'Ozlands' and 'Merrytowns' of the world and LANBANKED untill they sell prior developments (but at the price they NEED, he he he !)

    melbourne has at leas 50 thou of blocks lined up already(look up previous post we were talking about it)...what is holding the dillution of an "allegedly" TIGHT melbourne market ??????????????sydney is probably in same situation.

    maybe you should start another poll on shortage of land and whether we believe in it or not ?
