    your friend must hold for at least 10 years.....or longer
    he can get fixed rates for below 6%, equivalent or better than rent costs.
    why on earth would he contemplate selling a property,in order to go to back into the rental market ????
    there is no bubble...
    tell him, it is purely the devaluation of the buying power of his dollar....so that in the future, his dollar will buy him less
    ****however, his mortage will remain the same, and will reduce as the power of the dollar is devalued

    tell your friend to simply enjoy his family + life, and ignore the media 'pigs might fly' scenarios....
    he will be richer at the end of the day

    the property market is mostly about ordinary families seeking a roof over their heads....rather than paying for exhorbitant rents

    he will have a stack of choices, within 10 years or less....
    simply ignore the current 'noise' from the bears
