Don't listen to the real estate agent as he is more than likely a crook himself.
Usually it's a 10% deposit upon signing of the contract, or anything other that the two party's agree upon.
My advice is don't accept the $1000, put that figure up to $10000+ atleast. If the buyer does not agree then tell them to go look for another property.
