10% deposit - mid 300k's this is around $35k. If he does'nt want to ante up he is not serious - or just plain doesn't have enough funds to buy the house.
Also if he reneges you can sue him to complete - if you want but provided the contract is written properly you can just keep the $35k and then sell to someone else.
