Hidden in plain sight - takeover opportunity

SGR is a takeover tarket hidden in plain sight.

1. SGR's unencumbered assets are worth more than its market cap.
2. The debt risk is removed through the capital restructure.
3. SGR through an abundance of caution has mitigated its regulation risks.
4. Queens Wharf Brisbane is a prime asset in growing Brisbane, gearing up for Olympics 2032, and expected to open April 2024.
5. Exclusive casino licences in attractive locations. Sole casino licence on Gold Coast, exclusive pokies licence for a casino in Sydney, and long term exclusive licence in Brisbane.
6. High quality property assets, high quality hospitality and resorts services.
7. Thinly traded - order book today shows all of the current sell orders could be consumed for only a few million, a pittance for this market cap of over $1.7 billion.

A takeover attempt could easily be done by a big private equity firm, using their own spare cash looking for deployment, or leverage to acquire SGR for a bargain, to either chop and sell off, or improve overall value.

This is a prime take over opportiunity for the right sort of buyer (not ethically contrained funds), and they are out there. If a takeover is announced, I would expect the share price to jump close to what the offer sum is, more or less, and that is a long way from today's price.
