Why sell now Warnie? You've had two years to make that decision and lost 8%. Better to do what everyone else is doing, dipping the toe in the water, back away and rent the place out instead then fight tooth and nail with everyone else for a good tenant that pays on time.

Renting is clearly not for everyone, this was an example of two parties happy with their outcome. One gets a good tenant with no kids trashing the house, duel incomes and long term intentions. The other, a good value rental, close to work, a cheaper expense than his previous situation and all the services city lifestyle provides. Everyone's a winner. A $700,000 home for $440 a week. Sounds attractive doesn't it.
